Home For Sale, Liverpool Nova Scotia

Victorian - Living Room



The living room is at the front of the house, facing north - northwest. It measures 12.5' x 11' with one north facing window and one west facing window. This room is open to the hall with a Dimplex thermostat control in the room. The flooring is bamboo hardwood with 6 inch baseboard trim.

Victorian - Library



The library faces west - northwest with two windows, one on the northerly side and one easterly. Both windows are custom draped over lace sheers. The room measures 12' x 11' and has bamboo hardwood flooring that is trimmed with 6 inch baseboards. There is a nice wide crown molding around the room and a molding over the Victorian lighting.


Dining Room



The dining room has access from the main hall as well as from the kitchen. The one window, All Weather window, faces westward, has custom drapes over sheers. The flooring is bamboo hardwood and trimmed with 6 inch baseboards. The ceiling has crown molding and moldings around the Victorian light. The room measures 12.5' x 9'.


Modern Kitchen



The kitchen measures 18.5' x 13' which includes an informal eating area, the laundry area and a walk-in pantry. The kitchen floors are slate, the kitchen cabinets are slab fronts of 5/8" maple wood with a triple corner recycle unit, roll out trays on pantry unit and self sliding drawers throughout. One section of the cabinets are glass fronts as well as one corner cabinet. The island mount range hood is a cavalier model with blower speed controls and halogen lighting. The Kindred sink is granite and beige in colour. There is a Kindred food waste disposal installed under the kitchen sink. A GE Reverse Osmosis system is installed under the kitchen sink with water lines directly to the refrigerator and an independent faucet for drinking water

Along side the island is an informal eating area that accommodates a small table and is a perfect place for enjoying breakfasts; where the sun comes through the east facing window.

Main Hall and Coat Closet



The main hall and coat closet measures 15' x 8', is covered with bamboo hardwood flooring and trimmed with six inch baseboards. The coat closet extends deep under the stairway and is great for storing off season footwear and coats.

Foyer



The main foyer is 6.5' x 5' and slate covered. The main entry door has a Schlage door handle with a dead bolt lock and is surrounded by a stained glass leaded window.

Garden Entry


The garden entry measures 8.5' x 4' and has slate flooring.

Powder Room - Main floor



The main floor powder room is a two piece bathroom unit with pedestal sink and low flush, American Standard, toilet. This room has Victorian lighting and slate flooring. The room measures 6' x7'. There is a privacy lock on the Emtek door handle of this colonial style door. There is a high power extractor fan in the ceiling for high efficiency.

Insulation - Polyurethane Closed Cell Spray Foam

Polyurethane energy efficient spray foam insulation is applied as a liquid and expands as a foam. As such it fills every single nook, cranny, crevice, hole, crack, and gap making a perfectly continuous air-tight seal every time, regardless of complex framing and penetrations.
This form of insulation is uncompromised by external forces like temperature and wind. Fiber insulations such as fiberglass accounts for 80% of heat loss. As the temperature drops, convection currents speed up and fiber insulations loose their effectiveness at slowing them down. Polyurethane spray foam on the other hand stops convection. Wind is not a factor either due to its continuous air-tight seal.
Polyurethane foam adds structural strength to a building. It's rigid structure increases in the building's strength.
Spray foam improves indoor air quality and comfort. Since it creates a continuous air-tight seal, dust and other exterior pollutants cannot enter the building. Nor does not contain any fibers or loose particles  that can contaminate indoor air quality. Spray foam also prevents the growth of molds and moisture damages.

Main Floor Office



The main floor office is across from the dining room and measures 12' x 9'. This room is heated with a Dimplex electric baseboard heating system and has it's own thermostat in the room. The room has one window with a grid pattern installed into the Arctic rated, All Weather, window. The flooring is bamboo hardwood with a 6 inch baseboard as trim. This room has a colonial door that is trimmed with 4 inch trim and 4 inch square corner blocks. The door is decorated with an Emtek door handle.


Master Bedroom



The master bedroom is on the second floor and measures 17.5' x 13.5'. The knee walls are three feet from the bamboo hardwood floor and are trimed with 6' baseboards. The rest of the walls are sloped.  The Dimplex electric basboard hating is on a ground fault safety breaker. There is a key lock entry on the Emtek door handle for this room.  There is a centrally located ceiling fan/ light. There is a west facing window and a south facing window.

Master Bedroom En-suite and Walk-in Closet

 

The walk in closet and en suite is 12.5' x 9.5'. The en-suite includes a refurbished claw foot tub and a one piece walk in shower with an American Standard, low flush toilet, and maple wood vanity. Wood slat blinds cover the bathroom window. The floor in the bathroom is slate and there is bamboo hardwood in the walk in closet. The lighting is of Victorian style with a pen light over the claw foot tub. There is a high power extractor fan exhausting outside for high efficiency to remove humidity.

Guest En-suite



The guest en-suite has hall access for the third bedroom as well as direct access from the guest room. The bathroom has a pedastal sink, low flush, American Standard, toilet and a one piece shower/ tub combination. Inside the bathroom is a 3 x 8' linen closet for extra towels, bedding and a rack for hanging long garments. The extractor fan is high power for extra efficiency in controlling humidity. This room is lit with Victorian style lighting.

Guest Bedroom



The guest bedroom faces north-northwest and is 17.5' x 13.5' with hall access and a privacy lock.  Flooring is bamboo hardwood and the windows are All Weather windows. There is a ceiling light/ fan in the guest bedroom. Direct access can be reached to the en suite from the guest bedroom. The room has an independent heat control for the Dimplex electric baseboard heating system in this room.

The Rose Garden




The newly planted rose garden has a southern exposure and stands against a white stained lattice wall. The roses are in a number of colours, sizes and varieties that bloom long into the summer; including colours of white, pink, yellow and red.

The second floor hall provides entrance to the guest bedroom with private entry to the en suite and the third bedroom. There is a wide staircase that leads to the loft on the third level.  Staircases are pine boards and all flooring is bamboo hardwood. The room is lit with Victorian lighting.

Water and Sewer



Municipal water and sewer are provided. There has been a new water line trenched in from the street to the service room. For drinking water a GE reverse osmosis system has been installed under the kitchen sink and provides clean drinking water to the kitchen sink and the refrigerator.



Third Bedroom



The third bedroom is 13' x 11', on the second floor and has windows to the west and north-west. There are six inch baseboards over bamboo hardwood flooring. There is a fan ceiling light in this room and custom made slat blinds over the windows. There is a privacy door lock on the Emtek door handle for this room. This room is heated with Dimplex electric baseboard heat with independent heat control in the room.

Third Floor Loft


This 3rd floor loft can be used for many purposes including a studio area, tv sitting room or as the children's play room. The overall area is 378 square feet and has 3 large, south facing, windows overlooking the patio and back garden. The east and west windows provide a view of the street and the church up the hill. The loft is heated with Dimplex electric baseboard heating and has it's own control on this level.


           

There is a heavy duty ceiling fan on the third level, over the stairs.

All Weather Windows, Coverings and Window Trim


All windows are Arctic rated All Weather brand windows, made in Alberta, Canada.  The windows slide up and tilt inward for easy cleaning. All windows have internal vinyl grills set between the sealed units for easy cleaning and freedom of maintennance.

H-vac Imperial Air Exchange System



The Imperial H-vac http://www.imperialgroup.ca , air exchange system filters the air before entering the home, removing all humidity and exhausts the stale air to the exterior. This system has a HEPA filtration that removes all traces of dust as well. This system is designed for clean healthy living.

Rock Walled Private Garden

The back garden has a number of well developed trees which provide a nice canopy of shade in the summer where dappled patterns can be found on the stone walled beds of flowers and shrubs. The private garden is completely fenced and offers a number of quiet places for reading and the large deck is comfortable for entertaining or being alone. Along the back fence is the evergreen bed of juniper, cedars, spruce, holly and coral bells.
